Ashford Floodplain
At least 20 per cent of all developable land in England lies on a floodplain, like this 20ha site on the edge of Ashford, Kent. In these locations the layout and the building types have to deal with the risk of flooding, as well as creating a public realm with sites that can be developed sequentially around it, with homes, hotels and offices.
These plans show how the flood strategy works, with roads raised on dykes (flooded on left, dry on right). The masterplan is designed to minimise displacement of flood water and to create a flood-resistant community.
