Whitehall Road office gains planning
Our proposals for a new speculative office building in Whitehall Road, Leeds have been granted planning permission.
Designed for Town Centre Securities and to be constructed by GMI Ltd the 7-storey BREEAM Excellent speculative office in the heart of Leeds’ commercial district will provide 75,000 sq ft of Grade A office space, with typical floor plates of 10,000 sq ft. The site, only 400 metres from Leeds train station, is close to some of the city’s best known addresses including No 1 Whitehall Riverside and the Wellington Place scheme.
The steel structure of the office space is expressed externally and clad in dark anodised aluminium. Elevations are enlivened by vertical brises solieil to moderate solar gain and offer a varying and visually stimulating appearance.
The floor plates are orientated to the Whitehall Road side of the building to ensure an active facade which will be lit at night. The design features predominantly glazed elevations to north east and west, maximising natural light and enlivening views from Whitehall Road.
Adopting to Louis Kahn’s concept of ‘served’ and ‘servant’ spaces, the building cores are separate from the office floor space, maximising the lettable space on each floor and creating highly flexible space suitable for multiple tenants. The requirements for sprinklers formed the driver for a mezzanine level on the 7th floor.
Building users are well served by ample bike storage and generous showering facilities on the ground floor. Ground floor retail accommodation provides animation to the street scene and open space is proposed to the west of the building adjacent to Whitehall Road, which will become part of the entrance to the new Whitehall Riverside development.
