The regeneration of this light industrial site next to Southall railway station in the Southall Housing Zone, Ealing represents the first partnership between Network Homes and Grainger Plc to deliver innovative residential-led schemes that answer London’s need for more high quality housing. The project is designed for manufacture offsite using advanced manufacturing methods to shorten the construction programme and increase quality.
The project will create 575 new homes, 2,100sqm of office space and 318sqm of flexible commercial floorspace within four separate buildings of between 15 and 23 storeys with a 2-storey podium.
The scheme will be car free but with 926 cycle parking spaces and two dedicated servicing bays on Merrick Road. Communal gardens and public realm space will be created on the Merrick Road frontage and landscaping, play and amenity space areas within the site. 35% of all residential units by habitable rooms will be affordable, with a tenure split of, 30% London Affordable Rent, 70% Shared Ownership.
Within 100m of the new Southall Crossrail station and less than 10 minutes’ walk from the centre of Southall, the development will act as a gateway site, helping to trigger the transformational regeneration of Southall over the next decade in line with Ealing Council’s aims.
