This major regeneration masterplan for the extension of a former mining village creates over 850 new homes in a variety of types and tenures, together with landscaped open space and enhanced vehicular and pedestrian routes.

Thurnscoe Masterplan

Most homes are two storey, reflecting the character of the surrounding residential areas, although some three storey elements are incorporated into one and two bedroom apartments. Approximately 30% of the new properties will be affordable housing.

The masterplan statement identified the key principles which development of the site must adhere to so that the overall objectives of the regeneration scheme are met.

These included:

  • A central ‘heart’ area incorporating local-scale retail and community facilities accessible to new residents and those living in the surrounding area.
  • Maintenance of links to the village centre and Thurnscoe East, including three vehicular access points to be provided at School Street, Lingamore Leys and the new railway bridge.
  • A network of footpaths and cycle routes giving non-car access to the ‘heart’ and connections to existing routes to local facilities.
  • The provision of public amenity space equivalent to 15% of the site area, informal recreation areas and play facilities for children, linked through each phase of development.
