Avenue Road, Swiss Cottage
The latest proposals, developed by the practice with Regal over the last 8 months, seek to significantly improve the extant permission within the approved footprint and massing to increase the number of homes and amenities, inc. multifunctional outdoor spaces, seating areas, play areas, rooftop sports facilities for the local community.
The new design increases the number of homes from 184 to 237, with 35% designated as affordable housing to be managed by a local housing association. Updated schedules introduce further amenity provision for the building and dedicated community spaces for The Winch, a local charity who support young people in reaching their potential. The building also incorporates additional stairwells for improved fire safety.
Revisions to the facade introduce red and grey-coloured bricks to complement the proposal's surroundings while reduced glazing will mitigate overheating in the summer months. Finally, amendments to pedestrian routes across the site will also improve connectivity, safety and provide an inclusive and accessible environment for the wider community.
