Marking the north eastern gateway of the new Aire Park masterplan, MU4 is a new development for Vastint creating 10,625sqm of Grade A office and 705sqm of commercial space. Leeds City Council has granted planning permission for the seven-storey office scheme.

Located on a prominent corner site just south of Leeds city centre, the design aims to create a landmark building to act as a gateway to the new masterplan and connect it to the city. 

The project’s aspiration is to strengthen the relationship to the surrounding architecture by celebrating all elevations of the building and creating active frontage to both the street and new public realm at the Tetley Triangle.

We have utilised off-site manufacturing processes for the structure and envelope to maximise the thermal performance of the building as well as reducing waste and saving on cost. 

Etched pre-cast concrete fins provide a strong expression of the hierarchy of the elevation in a manner that is honest to the fabrication of the building as well as expressing a connection to the surrounding architecture. 

All office floors have access to the full perimeter of the building, providing access to daylight and fresh air. The office accommodation is well supported by ground floor amenity and cycle provisions to promote the wellbeing of the occupants. 

A rooftop terrace on the seventh floor will provides quality outdoor amenity space for the office occupants overlooking Aire Park and back towards the city.
