R2-R3, Aire Park
Planning permission has been granted for plots R2-R3, the first residential buildings within the Aire Park development.
The practice is proud to be leading the architectural design for these first homes, known as R2 and R3. Located on the corner of Crown Point Road and Bowman Lane, the development will deliver 418 high-quality build-to-rent homes across seven buildings, including 44 much-needed affordable homes.
Our designs pay homage to the area's rich industrial heritage while embracing the practice's expertise in modular design and offsite construction. Drawing inspiration from local architectural landmarks like The Tetley Brewery and Leeds Bridge House, the buildings feature tiered vertical facades, deep window reveals, and rich brickwork complemented by beautifully glazed tiles - ensuring a resilient, timeless finish that weathers gracefully.
Aire Park comprises seven buildings in total. These will be set within high-quality landscaped spaces, including woodland courtyards, creating a seamless connection between residents and the expansive eight-acre park - one of the largest new city centre parks in the UK. This shared green space will enhance biodiversity, support wellbeing, and encourage a strong sense of place for future residents.
Vastint UK, our client and the developer behind Aire Park, is preparing to start on site later this year, marking another major step in the long-term vision for the development. Over 1,350 new homes will be delivered within Aire Park over the coming years, further cementing its role in shaping and redefining the future of inner city living in Leeds.
