We were appointed by Quintain to deliver two adjacent ‘sister’ buildings within the masterplan – one residential and one commercial – that share a common language but celebrate their different uses.
The residential building will create 150 apartments for rent, comprising 78% PRS and 22% affordable housing across 11 storeys. Communal open space is provided at podium level and roof level overlooking the iconic Wembley Stadium.
The Hive Building is the first office building completed as part of the masterplan and offers 115,000 sqft of Grade A office space (and 10,000 sqft of retail) right next to Wembley’s world-famous stadium. The scheme also includes retail space and secure cycle parking, ensuring this new commercial quarter becomes and vibrant and sustainable new destination.
As the buildings frame views to world-famous Wembley Stadium, a careful choice of materials and detailing gives both the office and residential buildings a high-quality finish. Despite their different uses, the buildings share a common language, with the same detailing and material palette with slight variations. Together the buildings frame a pocket garden - a landscaped public space - which also creates a view through to the Stadium.
The building creates a new edge to Wembley Park Boulevard and seeks to contribute to the sense of place, enlivening the streetscape with a high-quality building that brings new activity including a café and retail uses that spill out onto the street.
A striking double-height reception area, which can also be used as breakout space for office workers, leads to seven upper floors of office space which are flooded with light and give tenants fantastic views across Wembley Stadium and London.
To enable future flexibility, each floor can be let as one or split for two separate tenants. The building is BREEAM Excellent and meets the needs of today’s businesses with highly flexible space and a Wired Score Gold accreditation.
The brief for the office building was to create highly efficient, Grade A office space that would achieve an occupational density of 1:8sqm. The design successfully achieves this with a net:gross efficiency in excess of 85%.
The raw, natural palette of materials chosen gives the building a strong civic presence, with the 7m tall glazing at ground floor providing an animated new frontage to the street facing onto Wembley Park Boulevard. Further up the facade, subtle variations in the width of windows give a sense of movement to the elevations, while brick soldier courses add interest.
Two receptions were required to create a dedicated entrance for the pre-let tenant, Network Homes, separate to a large double-height reception space and cafe for other tenants within the building. While maximising daylight and views out, another key objective was to create rational floor plates that could be easily divided to provide future flexibility.
Flexibility of space is a key theme throughout the design approach, including the creation of a collaborative space for co-working and interacting with other tenants within the large reception and cafe space and mezzanine level.
