Merrick Place: 575 new homes for London

Last night Ealing Council's planning committee unanimously approved our plans for a £200m mixed-use scheme for Stanhope and Network Homes at Merrick Place, Southall.

The regeneration of this light industrial site next to Southall railway station in the Southall Housing Zone, Ealing represents the first partnership between Network Homes and Stanhope to deliver innovative residential-led schemes that answer London’s need for more high quality housing.

The project will create 575 new homes, 2,100sqm of office space and 318sqm of flexible commercial floorspace within four separate buildings of between 15 and 23 storeys with a 2-storey podium.

The scheme will be car free but with 926 cycle parking spaces and two dedicated servicing bays on Merrick Road. Communal gardens and public realm space will be created on the Merrick Road frontage and landscaping, play and amenity space areas within the site. 35% of all residential units by habitable rooms will be affordable, with a tenure split of, 30% London Affordable Rent, 70% Shared Ownership.

Within 100m of the new Southall Crossrail station and less than 10 minutes’ walk from the centre of Southall, the development in Merrick Road will act as a gateway site, helping to trigger the transformational regeneration of Southall over the next decade, in line with Ealing Council’s aims.

“Stanhope is delighted to have secured a resolution to grant planning consent for Merrick Place in Southall with our strategic partner Network Homes and working in partnership with Ealing Council and the GLA. We look forward to working with Network and Ealing on developing out this project and the wider the regeneration of Southall."

Jonathan Trout, Property Director at Stanhope

“We’re really pleased this fantastic scheme has got planning permission. Not only will it bring over 570 much needed new homes to London, it will also dramatically transform a poorly used brownfield site triggering the regeneration of the wider Southall area. We’re really excited about working with our partners at Stanhope, the GLA and Ealing Council to make this become reality.”

David Gooch, Executive Director of Development at Network Homes

“We are thrilled with the result of this planning application. The project is a fantastic opportunity to demonstrate the full potential of offsite manufacturing methods to speed up the delivery and improve the quality of new homes for London. Stanhope and Network Homes are forward-thinking organisations that are pushing the boundaries in terms of innovation and design quality, demonstrating how homes in London will be delivered in the future.”
